Tips for maintaining a garage roller door

A garage door should be easy to lift by hand if it has been installed correctly or has been properly serviced with the correct spring tension and adjustments. If it has an automatic motor find the disengagement lever or cord and whilst the door is closed disengage the motor and try to operate the door by hand, it should glide up and down smoothly and with little effort no matter how large the door is. Remember an automatic opener is only as good as the garage door it is installed on and by no means should it be a substitute for a stiff operating garage door. Preventative servicing will give extended life to the door and the motor for trouble free operation and will also maintain any product warranties.

INSTALLATION

Once a new door has been installed it's initial spring tension will decrease over the next 6 - 12 months as they wear in, this mostly affects the motors lifting force as it has to now work harder for what used to be an easy job. Add in some building movement, weather changes, dirt collecting in tracks, mounting bolts shaking loose and everyday use you can see why servicing your roller door is important.

BETWEEN SERVICING

- Keep the side tracks clean by applying some methylated spirits to a cloth and wipe out then to prevent rusting and reactivate the nylofelt edging apply a liberal amount of a quality silicon spray on the inside of the tracks. We stock a top quality German made Silicon Spray you can purchase at your next service. DO NOT apply grease, WD40, CRC,RP7 or any other product in the tracks or you will damage the nylofelt edge which is NOT REPLACEABLE.

- When the door is closed, familiarise yourself with your units disengage system and unhook the motor via the cord, rod or lever feature to check it is working. This is essential in case of the remotes not working or a power outage.

- Lift the door by hand and check that it glides smoothly. Check the door holds its own weight at the halfway position and also stays open on it's own. Finally engage the motor and operate it up and down and listen for any odd noises checking that the door operates smoothly and also stops at the top and bottom without overclosing or opening on the stops.

If your door fails any of these tests then its time for a service.
